1. Land Development and Coastal Permitting
Building on a barrier island requires navigating complex regulations. We handle the entire pre-construction phase:
CAMA Permitting: Complete management of North Carolina Coastal Area Management Act applications for oceanfront and estuarine shoreline compliance.
Environmental & Flood Zoning: Coordination with local municipal zoning boards, health departments for septic approvals, and strict adherence to local Base Flood Elevation (BFE) requirements.

2. Advanced Foundation & Framing
Deep-Driven Piling Foundations: Marine-grade, heavy-duty treated timber pilings jetted past active scour zones to anchor your home against storm surge and coastal erosion.
Continuous Load Path Engineering: We lock the entire structure together using heavy-duty stainless steel straps, ties, and rods. Your roof is tied to the walls, and the walls are tied directly to the pilings.
Ring-Shank Stainless Steel Fasteners: Standard nails back out over time. We use stainless steel ring-shank nails that "lock" into the wood fibers, ensuring sheathing and siding stay attached in hurricane-force winds.

3. High-Performance Exterior Envelopes (Moisture & Rot Prevention)
LP® SmartSide® Siding: We deliberately avoid fiber-cement siding because its fibers can absorb moisture, delaminate, and rot over time in harsh coastal environments. Instead, we install advanced engineered wood siding treated with zinc borate to completely resist moisture, fungal decay, and termites.
Premium Composite Decking & Railing Systems: Wood decks split, warp, and rot under the intense OBX sun and salt air. We utilize high-end composite decking and matching heavy-duty railing systems that require zero painting, staining, or sealing, and will never splinter.
Impact-Rated Window Systems: Advanced, impact-resistant glass engineered to withstand high wind pressures and airborne debris, wrapped in meticulous, multi-layer pan flashing to prevent hidden wall leaks.

4. Final Landscaping & Site Completion
Our job isn't finished when the interior is painted. We complete your property with custom exterior landscaping, utilizing native, salt-tolerant plants and proper grading to stabilize the sand and ensure excellent site drainage.
